Re: Surf and Sound subdivision HOA Dear Surf and Sound subdivision property owners

1.) For 2023 I am offering a one time chance at amnesty to forgive any outstanding dues for those that are delinquent. All you have to do is pay the 2023 yearly dues of $250 and any outstanding dues will be forgiven (in writing if you require it). I will remind those that don’t pay that; the HOA mows the grass in front of your properties (between your property and the road), if you hired a grass mow guy to do this work in front of your house the amount you would have to pay them would easily exceed the $250 per year HOA fee. I reserve the right to instruct the HOA grass mowing guy to stop mowing in front of any delinquent owner’s property for the 2024 season.

2.) The 2022 Treasurer’s Report has been posted on the SASHOA website. 2022 Treasurer's Report

3.) 2023 was the 2nd year in a row of no major public walkway repairs needed. The “tuck back” design of the latest beach access steps and landing is proving to be effective at staying in place and not getting ripped apart by average storms as have most all of the other walkway have. If you own a private walkway I suggest you have your contractor model your steps and landing after the HOA’s. The design is also preferred by the park service as it allows the maximum room for vehicles at high tide to pass by.

4.) The conversion of Osprey Way, Surf or Sound Drive and Sandpiper Drive to state maintained roadways is going to be very important to the entire subdivision very soon. Otherwise the low yearly HOA fee of $250 per year will have to see a huge increase to cover the costs of any future road repair/repaving work. I need help making these private roads converted to state maintained roads to unload the HUGE financial responsibility we all have onto the State, please contact me to volunteer. If I get no volunteers soon I will hire a lawyer do do this work for us which will also likely cause our yearly dues to go up.

5.) The Yearly HOA meeting is scheduled for December 8th and will be held on Google Meets, here is a link to the meeting. SASHOA annual meeting Friday, December 8, 2-2:30 pm Google Meet online meeting room link email me for link if you are reading this on paper.
Link to last years meeting notes is on the website. https://surfandsoundhoa.com/downloads/sashoa_meeting_notes_2022.pdf

6.) For the owners that I have email addresses for I have begun to email dues notices to save on paper and time this year. If you are receiving this in paper form please email me your current email address. And if you are receiving this via email please respond to any emails so I know the email address I have for you is a good one. Thanks.

7.) As a reminder, any Storm Debris must be placed on Route 12 for the free debris collection that the county does. Debris placed on Osprey Way, Surf or Sound Drive and Sandpiper Drive will be your responsibility. Please Tell your contractors and Realty companies as most of them do not understand that Osprey Way, Surf or Sound Drive and Sandpiper Drive are private roads and the county and state will not pickup storm debris on those streets.

8.) I am still in need of a Treasurer and a Vice President please contact me to volunteer. If I can’t find a Treasurer soon I will hire a local accountant to perform the task.

Keith McCulloch

Re: Surf and Sound subdivision HOA Dear Surf and Sound subdivision property owners,

1.) The 2021 Treasurer’s Report has been posted on the SASHOA website. https://www.surfandsoundhoa.com/

2.) 2021 was the first year of no major public walkway repairs needed. The “tuck back” design of the latest beach access steps and landing is proving to be effective at staying in place and not getting ripped apart by average storms. If you own a private walkway I suggest you have your contractor model your steps and landing after the HOA’s. The design is also preferred by the park service as it allows the maximum room for vehicles at high tide to pass by.

3.) I am still in need of a Treasurer and a Vice President please contact me to volunteer. If I can’t find a Treasurer soon I will hire a local accountant to perform the task.

I need help making these private roads converted to state maintained roads please contact me to volunteer.

5.) Placement of liens on deadbeat property owners. For many years there have been about 10 property owners in the subdivision that refuse to pay the yearly $250 HOA dues. (the grass mowing the HOA does in front of their property alone would cost more than that, I don’t get it! ) If you have any legal or accounting experience I would like your help to start the lien placement process on these properties.

6.) The Yearly HOA meeting is scheduled for December 16th and will be held on Google Meets, here is a link to the meeting. SASHOA annual meeting Friday, December 16, 2-2:30 pm Google Meet online meeting room link: https://meet.google.com/hch-vbjd-abk

7.) For the owners that I have email addresses for I have begun to email dues notices this year to save on paper and time this year. Please respond to any emails so I know the email address I have for you is a good one.

8.) As a reminder, any Storm Debris must be placed on Route 12 for the free debris collection that the county does. Debris placed on Osprey Way, Surf or Sound Drive and Sandpiper Drive will be your responsibility. Tell your contractors and realty companies as most of them do not understand that Osprey Way, Surf or Sound Drive and Sandpiper Drive are private roads and the county and state will not service them.

9.) After performing HOA duties for many years at no charge, I started in 2021 charging a $600 per year management fee to the HOA for my services. You will see that HOA management fee listed in the 2021 Treasurer’s Report along with the other HOA expenses. Best regards, Keith McCulloch 252-305-1256 cell hatteraskeith@gmail.com
